ComeHome agent app was a hackathon project that I teamed up on with my Lead designer to build in 2 days. Condition informed valuation is the unlocked/untapped “space race” in the real estate app market. The closest a homeowner can get to receiving a valuation of home worth is from an automated valuation model (AVM) or human appraiser. Appraisals are a step that happens during the closing process when a seller has accepted an offer from a buyer. Homeowners would like to have an accurate valuation, usually after investing in home renovations, well before deciding to sell their home. Our concept utilizes agents already out and about during their daily routine as “lyft/uber” style drivers. They run the app and opt in to be available for in person appointments. They receive a ping on their device and see homes within a 10 mile radius to accept an inspection job. The app routes them with an estimated time of arrival and pings the homeowner. Once on site, the agent uses the app to rate the condition of the exterior and interior of the home. They leverage their agent experience and evaluate the quality of the home. These data inputs feed into our AVM and craft a more accurate assessment of value. Upon completion, the agent receives a payment directly into a linked bank account. The inspection should take less than an hour. It becomes an ancillary revenue opportunity for agents and ComeHome builds a stronger more accurate data set ultimately refining our proprietary AVM.
